SMART HOUSE VILLAGE 3
In Smart House Village 3 (SHV3) we redesigned the whole project. Original plans were to make individual houses only, but we decided to try something totally different. We will mix individual houses with 1 story townhouses and make the area really look like tropical paradise resort.
There will be huge freefoam common pool in the area. Average distance from each townhouse unit's terrace to pool is only 3 meters. There will also be Jum's Restaurant 2 in the clubhouse of SHV3 project. Clubhouse will be stylish and modern and it is located above the pool and basically you can swim to clubhouse from your apartment. In clubhouse there will be also bar, shop, modern gym, finnish sauna, dressing rooms and restrooms.
SHV3 project have been divided into 3 phases:
Phase 1
is to build 2 townhouses, common pool and clubhouse. This phase is planned to be ready by the end of year 2010. Start of building phase 1 happens, when 8 townhouse units have been sold. All individual houses (plots 18-27) will be build as they are sold basis, so during all phases 1-3.
Phase 2
starts immediately when phase 1 has been sold out. Phase 2 includes 3 more similar townhouses. This phase is planned to be ready during 2011.
Phase 3
all unsold individual house plots 28-42 (if any left) will be changed to townhouses and common swimming pool will be enlarged accordingly. There will be 1-5 townhouses more, depending on sale of individual plots. This phase is planned to ready by the end of 2011 or early 2012.
For townhouse unit you can choose between 2 different 50 sqm units, with same price. Only difference is that the other one have bigger living room and no separate bedroom, and the other one has smaller living room, but has separate bedroom as well. The bigger unit locates always at the ends of each townhouse and it is 90 sqm. In all units terrace is pointing towards pool. All units are fully equipped with air condition units, hot and cold water, bathroom with shower, and basically everything that people usually have in their luxury homes. In addition to this, every unit comes fully furnished, including beds made, and cups and plates in cabinets for dinners, you just walk in and start living and enjoying life in your new home in this tropical paradise.
Once you don't need your townhouse unit or individual house, you can give it to our rental service, where you can make good profit as we rent it out to our customers short term only. Many houses in our previous projects have paid themselves totally back to owner already in less than 3 years.
Registration cost of townhouse units will be same 100 000 thb as in individual houses. Land will be leased on 30+30+30 year basis to you, just like in individual house, then unit itself is transferred directly on your ownership. Registration cost will be paid once townhouse is totally ready and your unit is ready to move in and you accept it and we register it to you in Hua Hin Land office.
Common fee for smaller townhouse units will be 3 500 thb per month including 24 hour security, common area electricity, common area water, common pool cleaning, gardening (there will not be any individual gardens for townhouse units). For individual houses and bigger townhouse units common fee will be 4 000 thb per month. Electricity and water will be billed per unit and individual house, based on individual electrical and water meters.
